The progressive paradigm shift in the preservation of built cultural heritage has led experts in the field of heritage conservation to move from a curative to a preventive approach. In view of this, digital methodologies such as HBIM (Heritage Building Information Modelling) and DT (Digital Twin) technology are an important alternative. In this sense, this article presents the results of a doctoral thesis, which aimed to demonstrate the possibilities of HBIM-DT, proposing a Facilities Management (FM) model for the preventive conservation of Modern heritage. The research methodology is pragmatic in nature and relies on an inductive theoretical approach. The methods for testing and evaluating involve mixed methods, and a multiple case study was defined as the research strategy. The cases chosen are examples of Brazilian Modernist architecture in the city of Rio de Janeiro: the Gustavo Capanema Palace, the Arthur Neiva Pavilion and the FGV Complex. The research includes document analysis and classification of corrective maintenance services, supported by HBIM-DT solutions, for heritage preservation, as well as recognition of aspects related to FM for information management of historic buildings. Finally, the HBIM-DT management model for Modernist heritage is presented, based on the mapping of critical services and activities.
This research contributes to the field of studies that seek to utilize data from social networks and collaborative platforms for the understanding of urban phenomena. It aims to understand how the visualization of this data in user perception maps can be applied as a design tool. The main objective is to evaluate the possibilities of digital cartography of user perception generated through social media data as a design resource, by means of an evaluation by designers. The secondary objective involves the development of an artifact consisting of a cartography of user perceptions obtained from social media platforms. For this, the following methodological procedures were adopted: construction of the problem with a focus group of expert designers from a local public agency; data collection and filtering from Google Maps and Instagram; sentiment analysis using Amazon Comprehend; production of heat maps with Mapbox and an interactive map with Google Earth; and evaluation of the artifact by the expert focus group. After filtering, texts and images from 77 posts were used, of which 54 were classified as positive, 16 as neutral, 5 as mixed, and 2 as negative. The experts' evaluation indicated the tool's potential for assistance in the following design stages: receipt of design demand; interviews and questionnaires; user satisfaction evaluation
The strategies of the project vary in contemporary times with the form, technique, and plasticity of the builds, indicating some solutions with significant complexity. Given this diversity, the importance of projects that encourage proposals that stimulate people’s perception with materials and constructive systems of buildings, approaching precepts of tectonics and architecture of the everyday. In recent years it has studied the relationship between tectonics and everyday architecture, but it is difficult to identify project solutions that work with these two terms simultaneously. This article discusses the concept of “tectonics of everyday architecture”, which is defined, as an architectural space envelope that creates an inviting atmosphere with materials and structural systems for users of living environments. The aim is to understand how projectual strategies can used in mixed-use buildings in Latin America to facilitate the tectonic expression of everyday architecture. It was analyzed Mercado 1 – Col. Roma, Centro Comercial e de Serviços, and Torre Financiera Caracas, from categories constructed based on the concepts worked on and project analysis methods. The results indicate that the ground floor of these buildings has technical solutions and materials more likely to facilitate the relationships between people and their perception, through visual permeability, application of textures with different scales, and legible structural systems, indicating that they are project strategies that are closer to tectonics of everyday architecture.
