
Purpose – Frost damage is well-known as the main cause of roof tile deterioration. The purpose of this paper is to develop an analytical model for predicting the deterioration process under certain climatic conditions. This paper describes the results of a field survey conducted to acquire fundamental information useful to this aim. Design/methodology/approach – A field survey of roof tile damage by freezing was conducted in an old temple precinct in Kyoto, Japan. Using detailed observations and photographic recordings, the damage progress was clarified. To examine the impact of climatic conditions upon the damage characteristics, weather data and roof tile temperatures were measured and logged in the winter season. Findings – The deterioration process was observed under the climatic conditions associated with the measured temperature of the roof tiles. In particular, it was revealed that the orientation has a significant influence on increasing or decreasing the risk of frost damage. For certain distinctive forms of damage, the deterioration mechanisms were estimated from the viewpoint of the moisture flow and temperature distribution in the tile. Originality/value – This study contributes to the elucidation of the mechanism behind frost damage to roof tiles. The findings will guide the construction of a numerical model for frost damage prediction.
Purpose - The purpose of this paper is to examine the factors constraining the on-site construction productivity and measures for its improvement in Malaysian construction industry.Design/methodology/approach - Questionnaire survey is administered to 171 respondents, comprising government authorities and construction players. A total of 39 constraints are found to be significant factors in various risk levels.Findings - Consequently, improvement measures are recommended addressing those constraints to on-site construction productivity. Purpose – Scotland’s built heritage (pre-1919 building stock) is exhibiting varying levels of disrepair, in particular for stonemasonry works, despite the government’s on-going efforts for promoting higher standards of repair and maintenance (R & M) of historic buildings. The purpose of this paper is to examine the problems associated with the R & M of historic buildings. Design/methodology/approach – Two case studies (Projects A and B) exhibiting critical disrepair are reported. Site surveying was carried-out on both projects, to identify site features and R & M problems along with proposed solutions drawing on the lead author’s extensive industry experience as a stonemasonry consultant. Three semi-structured interviews were conducted with professionals involved in each project to elicit views on the challenges faced. Additionally, three industry experts were interviewed to provide a wider perspective of the R & M challenges facing historic buildings. Findings – Neglect and poor practice resulted in both projects becoming more challenging and expensive than they needed to be, which was attributed to generic and advanced skills 6deficiencies of the workforce. There is an urgent need for a multi-disciplinary approach to the development of a method statement for R & M, drawing on the expertise of professionals and contractors, particularly when specifying repairs to structural elements. Originality/value – This paper has provided original and valuable information on R & M problems, highlighting the importance of continued investment in skills development for historic building R & M to enhance existing current training provision and practice. There is a need for further similar project-based data to inform skills development strategies for the R & M of historic buildings as well as enhancing existing qualification frameworks.
Purpose – The purpose of this paper is to identify personality types between different university disciplines, and to establish whether there are differing requirements in the design of physical learning environment. Also to identify features of the learning environment that can support a sense of community. This paper seeks to investigate the relationship between student’s personality and preferences of features of the built environment. Design/methodology/approach – Quantitative questionnaires were distributed in three university disciplines based on the variables personality, elements of the physical learning environment and features that could support a sense of community. Findings – The analysis revealed that there are differences in preferred features within the physical learning environment for the three university disciplines within a large UK-based university. It can also be seen that there are differences in personality profiles between these three university disciplines. Features of the environment that could support a sense of community have been also identified. Research limitations/implications – Those who are responsible for the design and refurbishment of higher education institutions may find this research useful to improve the facilities for students. To support the development of appropriate physical learning spaces through the understanding of students’ requirements. Originality/value – This paper presents a new perspective on how the development of higher education facilities can be designed to increase student experience by identifying specific features of the physical learning environment students prefer.
Purpose – Little success had been recorded on concession-based public private partnership contracts in Nigeria for reasons attributable in part to poor assessment of the socio-cultural and economic factors that contribute to the parties’ costs while preparing contract packages. The purpose of this paper is to assess the factors which significantly influence the private party’s obligations and costs in a concession-based contract thereby enhancing the robust assessment of contract packages when bidding by private investors. Design/methodology/approach – The assessment was based on primary data obtained through questionnaire survey. Structured questionnaire was administered on professionals comprising architects, estate surveyors, quantity surveyors, engineers and builders, accountants/bankers/economists and lawyers who had been involved in concession-based contracts in the Southwestern Nigeria, selected using respondent-driven sampling approach. Factors evaluated were those identified through in-depth literature review and brainstorming of those pertinent to concession transaction in Nigeria. Data collected were analysed using descriptive statistics including mean, relative significance index, impact weighting and factor analysis. Findings – Significant factors that influence private party’s cost were found to be political interference, delay in land acquisition, variation to the contract and non-availability of supportive infrastructure. Originality/value – Findings provided information for structuring concession contract for effective management of country-specific characteristics in concession contract. The understanding of the factors that affect private party’s obligations and costs would guide effective assessment of concession contract in developing economies by foreign investors. Moreover, the study provided implication for the understating of country-specific factors affecting concession contract in Nigeria which would contribute to robust assessment of contract packages when bidding by private investors.
Purpose – Building owners are encouraged to reduce the energy consumption both in order to contribute to national energy saving goals and to reduce the costs of heating and operation of buildings. However, it is important to pursue the most optimal strategy to achieve cost-effective energy use while maintaining other values. Building managers often do not have the time or expertise to make a proper evaluation of the available options, hence there is a need for practical methodologies for evaluation of renovation alternatives. The paper aims to discuss these issues. Design/methodology/approach – Renobuild, a systematic approach for evaluating renovation alternatives based on sustainability criteria are under development. It aims to compare renovation alternatives from an environmental, economic and social perspective. To verify the methodology it has been used to evaluate different renovation alternatives for a multi-family apartment building in Sweden. Findings – The study showed that building managers are provided with a clear comparison between different renovation alternatives from a sustainability perspective. Using Renobuild or similar methodologies may highlight renovation measures which marginally increases the investments, but can lead to significant environmental and social benefits. Research limitations/implications – So far the methodology has only been tested on a limited number of buildings in Sweden. More buildings will need to be tested for further verification. Originality/value – Not many tools or methodologies exist which address several aspects of sustainability. Renobuild is a practical methodology that can help building owners to increase focus on sustainability.
Purpose – The purpose of this paper is to present a critical review of a criterion of risk, created to assess the flood risk of the international heritage building. In order to evaluate this criterion, it was applied to a sample of Portuguese building heritage. Design/methodology/approach – This effort will start with the definition of the most important historical buildings in Portugal, its location and a full study about its constitution considering not only the materials they are made to but also the layers and the influence of the porosity/porometry for the drying process. Then it will also crucial the classification of the flood risk occurrence having in mind the previous information. A mapping will be made with the classification here developed. Findings – This work presents a critical review of the main information related with the Portuguese monuments classified as “National Monuments”. A new empirical model was proposed takes into account all of the factors defined as the most influent in flood risk determination. A risk map was created on the basis classification developed. It will be possible to observe that a significant amount of Portuguese monuments are classified as medium to high risk of flooding. Originality/value – This paper presents a new methodology to analyse the flood risk of international heritage building. The main benefit of the work is that it discusses the importance architectural heritage and justifies the need to safeguard it from extreme climatic phenomena such as floods.
Purpose The use of green wall technology in green buildings is a growing trend; however, more research is required about their maintainability, taking into account that maintainability at the design stage is a valuable strategy in achieving building efficiency and sustainability. Thus, the purpose of this paper is to determine the issues in operating and maintaining green walls, particularly in tropical areas like Singapore, leading to the development of a green maintainability framework. Design/methodology/approach This research uses a qualitative method that combines a thorough and systematic literature review, multiple case studies, field observation surveys and selected instrumental case studies with building plan appraisal and interviews to investigate the potential issues associated with the maintainability of green walls in tropical areas like Singapore. Findings The findings show that technical and environmental issues/defects are prevalent in the operation and maintainability of green wall technologies applied in green buildings located in tropical regions. Proper considerations of these findings will encourage green building designers and facilities managers to collaborate in the effective implementation of operations and maintenance of green building technologies. Originality/value This research gives new and significant information while identifying a clear knowledge gap. The paper recommends the formulation of a green maintainability framework with a set of design criteria that will serve as a benchmark in the future design of green walls. The green maintainability framework would be a valuable addition to green facilities management in ensuring the long-term maintainability and sustainability of existing and new green walls in tropical areas specifically in Singapore.
Purpose - Building Information Modelling (BIM) is becoming the new norm in the AEC industry and also part of many construction project management (CPM) programmes. The purpose of this paper is to address the difficulty and challenges in walking the narrow line between an industry-ready BIM and a BIM that is good for student learning and offers a realistic and practical, but simultaneously achievable, learning environment.Design/methodology/approach - An action research was conducted in an undergraduate CPM education setting.Findings - Key challenges encountered were availability of appropriate teaching and learning resources for BIM; finding the balance between theory and practice, technology and process, and traditional and emerging CPM methods; and facilitating staff's professional development. Closer look was given to the teaching and learning resources for BIM. Theoretical resources that are available for education in the form of books, articles and websites are easy and straightforward to locate. Likewise, a good share of various tools are available for educational purposes. On the other hand, actual building models represent a challenge in terms of preparing and optimising usage of the model for high-quality educational purposes. Several different approaches for obtaining BIM resources were identified with various challenges and benefits.Originality/value - The results and recommendations will assist educators to better understand and overcome the practical challenges related to BIM education, especially those related to teaching and learning resources.
Purpose - With the dramatic transformation of China's industrial landscape, since the late 1990s, adaptive reuse of industrial heritage for cultural purposes has become a widely occurring phenomenon in major Chinese cities. The existing literature mainly focusses on specific cases, yet sees heritage conservation similarly at both national and regional scale and rarely identifies the main factors behind the production of China's industrial-heritage reuse. The purpose of this paper is to examine the differences in heritage reuse outcomes among three Chinese mega-cities and explore the driving factors influencing the differences.Design/methodology/approach - This paper compares selected industrial-heritage cultural precincts in Beijing, Shanghai and Chongqing, and explores the local intervening factors influencing differences in their reuse patterns, including the history of industrial development, the availability of the nineteenth and/or twentieth century industrial buildings, the existence of cultural capital and the prevalence of supportive regional government policy.Findings - The industrial-heritage reuse in the three cities is highly regional. In Beijing, the adaptation of industrial heritage has resulted from the activities of large-scale artist communities and the local government's promotion of the city's cultural influence; while in Shanghai, successful and more commercially oriented "sea culture" artists, private developers in creative industries and the "creative industry cluster" policy make important contributions. Chongqing in contrast, is still at the early stage of heritage conservation, as demonstrated by its adaptive reuse outcomes. Considering its less-developed local cultural economy, Chongqing needs to adopt a broader range of development strategies.Originality/value - The paper contributes to knowledge by revealing that the production of industrial-heritage cultural precincts in Chinese mega-cities is influenced by regional level factors, including the types of industrial heritage, the spontaneous participation of artist communities and the encouragement of cultural policy.
Purpose The purpose of this paper is to analyse thermal comfort and the thermal environment in naturally ventilated classrooms. Specifically, the aims of the study were to identify the thermal environment and thermal comfort of respondents in naturally ventilated university classrooms and compare them with the ASHRAE and Indonesian National Standard (SNI); to check on whether the predicted mean vote (PMV) model is applicable or not for predicting the thermal comfort of occupants in naturally ventilated university classrooms; and to analyse the neutral temperature of occupants in the naturally ventilated university classrooms. Design/methodology/approach The study was carried out at the new campus of Faculty of Engineering, Hasanuddin University, Gowa campus. A number of field surveys, which measured thermal environments, namely, air temperature, mean radiant temperature (MRT), relative humidity, and air velocity, were carried out. The personal activity and clothing properties were also recorded. At the same time, respondents were asked to fill a questionnaire to obtain their thermal sensation votes (TSV) and thermal comfort votes (TCV), thermal preference, and thermal acceptance. A total of 118 respondents participated in the study. Before the survey was conducted, a brief explanation was provided to the participants to ensure that they understood the study objectives and also how to fill in the questionnaires. Findings The results indicated that the surveyed classrooms had higher thermal environments than those specified in the well-known ASHRAE standard and Indonesian National Standard (SNI). However, this condition did not make respondents feel uncomfortable because a large proportion of respondents voted within the comfort zone (+1, 0, and −1). The predictive mean vote using the PMV model was higher than the respondents’ votes either by TSV or by TCV. There was a huge difference between neutral temperature using operative temperature (To) and air temperature (Ta). This difference may have been because of the small value of MRT recorded in the measured classrooms. Originality/value The research shows that the use of the PMV model in predicting thermal comfort in the tropic region might be misleading. This is because PMV mostly overestimates the TSV and TCV of the respondents. People in the tropic region are more tolerant to a higher temperature. On the basis of this finding, there is a need to develop a new thermal comfort model for university classrooms that is particularly optimal for this tropical area.
Purpose - The engineering construction standards in China play an important role in protecting the safety of the construction projects. They are the basic principles that standardize the construction activities and guarantee the quality of projects. However, there are many barriers that affect the adoption of the engineering construction standards. Therefore, the purpose of this paper is to investigate the barriers that challenge the adoption of the engineering construction standards in China.Design/methodology/approach - The research reveals the barriers that affect the implementation of the engineering construction standards in China through a literature review. Then this study uses factor analysis to analyze 12 indices which we get from a questionnaire to build explanations from the results.Findings - According to this paper, four main brands of uncorrelated variables are derived which are the main challenges in implementing the engineering construction standards in China: management barriers, policy barriers, knowledge barriers and market barriers. This paper gives a clear classification of the barriers that the enterprises face while adopting the engineering construction standards in China.Originality/value - This paper makes a contribution to the understanding of the barriers that affect the adoption of the engineering construction standards in China.
Purpose The current focus on air tight construction to minimise energy use in homes in the UK requires analysis of the behaviour of the occupants. The purpose of this paper is to review current literature and explore the methods used to dry clothes, to assess current standards and recommendation for the drying of laundry in new homes and the issues arising with increased moisture within the building envelope where there may be inadequate ventilation caused by impermeable design. Design/methodology/approach Literature is reviewed on new housing in the UK and as part of a wider study of behaviour questionnaires were delivered to occupants of a recently completed housing estate in the UK to ask the questions with regard to their laundry practice. Findings There are inherent problems in drying laundry in new air tight homes. This case study identifies 95 per cent of residents on a new estate own a tumble dryer and use either this high energy method for clothes drying or hang clothes internally within the property leading to higher energy use or potential mould growth. Research limitations/implications Further research is required into how drying laundry impacts on internal air quality in new homes designed to be energy efficient. Practical implications The design of new houses needs to be considered to provide a shift in people’s behaviour with regard to low energy clothes drying. Social implications Policy and regulation need to be changed urgently to ensure new homes are fit for purpose with regards to laundry drying. Originality/value Other research has focussed on tenants in social housing in properties of mixed ages. This is the first study which focusses specifically on new energy efficient housing for owner occupiers.
Purpose The purpose of this paper is to communicate and share experiences with other dam designers, operators and maintenance officers arising from the rehabilitation of the Osborne Dam outlets, pursuant to informing future dam outlet designs and rehabilitation of similar dam outlets. Design/methodology/approach This paper documents and utilizes actual events that occurred before and during the rehabilitation of the outlets. Some solutions applied were unique, with resultant innovative engineering designs being decided on site. Realizing that a descriptive research format would best serve the sharing of experiences of the outlets’ rehabilitation, the case study approach was selected. Before commencement of the rehabilitation works, the different operational problems that had been identified, photographed and documented by the dam’s operating staff were verified by the dam owner’s engineers, technicians and consultants. Visual and photographic verification was done using divers for areas under water. Literature review was conducted so as to learn from solutions employed elsewhere. A physical model of the solution considered the best way to keep the intake tower dry was made and tested. Findings The outlets’ rehabilitation works, taking 12 months to complete at a total cost of US$5 million, involved installation of new service gates, replacement of the sleeve valves, refurbishment of the butterfly valves and provision of dewatering pumps. Originality/value This paper offers unique experiences and lessons for dam designers and other dam operation and maintenance officers while contributing to the body of knowledge of outlet works rehabilitation.
Purpose– Growing awareness of the importance of preserving the built environment has created an increasing demand for experts capable of performing building inspections to ensure a high level of preservation. Technical surveys include a set of procedures and tests that have become essential tools providing the necessary knowledge required for maintenance, preservation and improvement of buildings. The paper aims to discuss these issues.Design/methodology/approach– Within this set of inspection techniques, this paper presents a method developed to produce vertical deformation plans from the levelling data obtained from different floors of a building. It also explains how to perform accurate levelling and an outcome analysis to provide displacement maps. Thus, based upon obtained measurements, it is possible to achieve 2D contour maps and three-dimensional (3D) surface mapping by means of specialized software that is typically used for cartographic and territorial analysis.Findings– The developed methodology provides easier analysis of the deformation of buildings and structures. Consequently, the method produces relatively accurate outcomes that are sufficient to make a proper assessment that facilitates the diagnostic and decision-making process. The case studies analysed show the applicability and usefulness of the procedure.Originality/value– This sustainable and non-destructive system is an essential instrument for providing valuable and useful information to the specialist. The 2D/3D graphical data displays enable easier analysis of survey results, also aiding comprehension of these results in the context of liability claims.
Purpose – The purpose of this paper is to present a systematic framework for maintenance and refurbishment in domestic housing sector for utilising BIM processes, which tackles ageing housing stock and allows for sustainability improvements, and carbon footprinting. Design/methodology/approach – The methods used consisted using modern technology currently used in the built environment sector, and applying them to BIM framework. The BIM implementation covered both technical and social implications, and appraisal of different approaches needed to make the framework effective within the housing sector. Findings – The study revealed that there are many modern approaches for a BIM framework in relation to maintenance and refurbishment, and a possible strategic BM approach largely used in new built sector can be applied to domestic building to achieve effective modern asset management. This makes the housing stock easier to manage as well as addressing vital issues such as carbon footprint, and excessive energy wasted on inefficient buildings envelopes. Research limitations/implications – Further testing and adoption of the approach and model proposed, will result in greater acceptance of BIM for housing management and greater realisation of benefits. Practical implications – A potential model that can be used and applied to domestic housing sector as a result of this research. Originality/value – Demonstration of a road map for BIM applications within the maintenance and refurbishment for housing stock is currently under researched, and the findings aimed to address such a gap. This can in turn shift the focus of BIM towards asset management and building performance rather than just new build.
Purpose– The purpose of this paper is to assess the selection and use, in practice, of appraisal frameworks regarding sustainability evaluation in UK social housing sector projects, which have been advocated by academics as a means of ensuring that business decisions related to potential built environment projects are driven by best value rather than lowest cost. It also seeks to identity the key features of sustainability as assessed at the project feasibility stage. The research context is housing regeneration projects undertaken by UK social housing providers.Design/methodology/approach– Using a quantitative approach, a survey was conducted of 481 built environment professionals working within the UK social housing sector, which generated an overall response rate of 24 per cent.Findings– The survey results revealed that few toolkits and models developed by academe to facilitate the development and evaluation of sustainability-led building projects have so far been adopted. The impact of organisational factors such as size, denomination, and maturity on the frameworks was analysed and, in general, no statistically significant relationship was found between organisational features and the models in use. The principal features of sustainability were found to be related to energy efficiency and asset life expectancy. These findings have implications for the UK construction industry’s commitment to enhancing the built environment’s sustainability and thereby stakeholder prosperity.Research limitations/implications– The methodological approach adopted failed to uncover fully the reasons why practitioners selected particular types of sustainability appraisal toolkits.Practical implications– This paper focuses on the current use of sustainability-led project appraisal models and the key features of sustainability whilst also providing directions for further research. It explores the adoption of sustainability-focused project evaluation practices in the UK social housing sector and outlines potential areas for further research, focused on developing a usable, holistic framework for evaluating sustainability during the early stages of project development to help to create a more sustainable built environment.Originality/value– The paper contributes to the body of knowledge available on the adoption of sustainability-focused project evaluation practice in the UK social housing sector, outlining potential areas for further research, focused on developing a usable, holistic framework for evaluating sustainability during the early stages of project development to help to create a more sustainable built environment.
